The cleaning of every component of the HVAC system to the NADCA standards and EPA guidelines. This includes the return system, air handler, heat exchanger, blower, coils, distribution plenum, supply ductwork and the diffusers/registers.

  1. Disinfecting of non-porous system components with an EPA registered biocide (if/when necessary).
  2. Identification and repair of air leaks throughout the HVAC system on an access-permitting basis.
  3. Examination of the HVAC system and reporting back to you on any conditions in need of repair.
  4. Resurfacing the air handler with an EPA registered anti-bacterial/anti-fungal coating to help prevent future growth of fungus and bacteria and degradation of the internal fiberglass liner.

Air Handler

Our technician will remove blower for thorough cleaning. If needed, we will disassemble the blower and wash the fan and housing. If disassembly is not required, we air-wash the blower with a high-pressure nozzle.* Next, the technician will foam wash the evaporator coil with a high-alkaline chemical that pushes dirt out of the center of the coil to the surface, where it can be rinsed or vacuumed away. After rinsing the coil, the tech will wipe down the primary drain pan and make sure that the drain is clear. Finally, we contact-vacuum all insulation and clean all hard surfaces with degreaser. After duct cleaning, an EPA-registered sanitizer (usually Sporicidin) is applied and allowed to dry by running the blower for fifteen to thirty minutes.

Return Ductwork

We connect the recovery unit to the return ductwork and clean the duct with an air-forced agitator to remove contaminants. We typically hand clean the plenum attached to the air handler on a split system.

Supply Ductwork

The technician will connect the recovery unit to the supply ductwork and clean the branch runs. We start from the vent boot areas inside the ceiling, wall, or floor and use the air agitator to move debris toward the trunk. After all inside runs are clean, we move to the attic or crawl-space where we access and clean the trunk by working back toward the recovery unit.

Duct Access & Restoration

All access-openings that are cut into the ductwork are repaired and sealed by NADCA standards. Our technicians never cut accesses into flex duct. We use metal patches, screws, and mastic tape to close any openings cut into metal ductwork. We also repair insulation with tape and staples and reseal the entire area with mastic.

Restoration & Cleanup

At Ocean Air Care, we pride ourselves in being able to complete the job in your home or office and leave no evidence of our presence, other than cleaner air. The negative pressure process and the use of drop cloths controls almost all of the debris involved with the job, but the work typically produces a small amount of dust. After reinstalling registers and moving our equipment back to the truck, we will dust and vacuum our work areas and make sure that your home is left as clean — if not cleaner — as we found it.
